Q I own a ground-floor flat in a converted building. A balcony leads off the sitting room to communal gardens. I am now selling.

I thought the balcony belonged to my flat, but my buyers' solicitor says the balcony is not part of my lease and belongs to the freeholder. Who is right, and how can I reassure my buyers that they will have exclusive use of the balcony?
